The new-offices list prints once the Gazette has a month of history
three days of snapshots so far; an office is new when it first appears after the mirror's first month.
The Gazette reads its own listing mirror, day by day. Until it has watched the market for 30 days it cannot tell an office that just started listing from one that was always here, so this page waits rather than guess. Named agents print once the MLS approves it in writing (A-250).
Knoxville has 2,048 active listings this edition, with a median asking price of $410,000 and a median of 55 days on the market. Knoxville saw no asking-price cuts and no increases this edition. The Knoxville page lists every home there.
Next door, Chattanooga has 40 active listings and a median asking price of $360,000, $50,000 lower than Knoxville's. Per square foot the median asks $214 in Chattanooga against $234 in Knoxville, so Chattanooga is lower; the median lot is 0.23 acres in Chattanooga against 0.27 acres in Knoxville, so Knoxville has more land. Also nearby, Maryville has 421 active listings and a median asking price of $445,000, $35,000 higher than Knoxville's. Per square foot the median asks $230 in Maryville against $234 in Knoxville, so Maryville is lower; the median lot is 0.7 acres in Maryville against 0.27 acres in Knoxville, so Maryville has more land. Every figure is an asking price from the same edition.
Across the whole market the Gazette counts 12,618 active listings with a median asking price of $349,900. The median asking price works out to $236 per square foot. The median time on the market is 79 days. The by-the-numbers page sets out every city, with the charts.
