Against the previous edition (No. 2), the active count is flat at 12,621 (12,642 before); the median asking price is flat at $349,900; the median time on the market is up 1.3% at 79 days, from 78 days.

Since the last edition eleven new listings came on, 14 homes cut their asking price and 32 listings left the active market. The biggest cut was $30,000 (4.8%) at 263 Preston Circle, Jacksboro, TN 37757 in Jacksboro, now asking $599,000. The longest-listed of the re-priced homes is 114 Pheasant Walk Drive, Maryville, TN 37804 in Maryville, 157 days on the market and now asking $944,900.

Of the 12,583 priced listings, the largest share, 43.1%, asks under $300k; 27.2% $300–500k, 16.9% $500–800k and 12.8% $800k+. By the same bands, the median days listed are 96 days under $300k, 64 days $300–500k, 68 days $500–800k and 86 days $800k+.

In Knoxville there are 2,057 active listings, 16.3% of everything listed; the median asks $410,000 after a median 54 days, 7 fewer active listings than the previous edition. Sevierville carries 1,186 active listings (9.4% of the market), with a median asking price of $475,000 and a median 84 days on the market, 1 more active listing than the previous edition. In Crossville there are 1,046 active listings, 8.3% of everything listed; the median asks $225,000 after a median 119 days, 3 fewer active listings than the previous edition.

Of the 12,621 listings with a listing date, 22.8% have been on the market under 30 days, 31.9% between 30 and 90, and 45.4% for 90 days or more; the median is 79 days.
