East Tennessee has 769 active estates right now. They ask from $1,000,000 to $4,999,999, with a median of $1,490,000. Estates are 6.2% of the 12,391 active listings in the edition. An estate here is a home asking $1,000,000 or more and under $5,000,000. It is a price band and nothing else.

Floor area is led by the 3,000–3,999 sq ft band: 232 of the 769 estates that state a size, 30% of them. The median asking price there is $1,299,965.

The median estate states 3,938 square feet.

The largest house stated is 12,000 square feet, at 651 Cliff Top Rd, Blaine, TN 37709 in Blaine, asking $1,699,900.

Asking price per square foot is $513 in the under 3,000 sq ft band and $322 in the 5,000+ sq ft band, at the median.

The other bands: under 3,000 sq ft has 162, 4,000–4,999 sq ft has 168 and 5,000+ sq ft has 207.

Floor area is the size the listing states. A band says how big a house is, nothing about its rooms or finish.

Lot size separates the estates most: 365 of the 764 that state a lot sit on under one acre, 48% of them. The median asking price on those lots is $1,399,000.

Knoxville holds the most estates, 163 of the 769, asking a median of $1,549,900. Sevierville follows with 161.

Most estates ask $1,000,000 to $1,500,000: 403 of the 769 priced, 52% of them. The median lot in that band is 0.8 acres.

Four new estates came on the market since the last edition, with a median stated lot of 0.5 acres.

Of the 12,391 active listings in the edition, 769 are estates, 6.2% of the market.

Every price on this page is an asking price on an active listing, taken from the MLS listings as of our latest check. An estate here is a home asking $1,000,000 or more and under $5,000,000. It is a price band and nothing else. Lot size, year built, levels and garage spaces are what each listing states. Five estates state no lot size and are left out of every acreage figure. A median needs three estates or it is left out.

Each row of the lot-size and city tables below opens the estates behind it, so a count can be checked against the listings it counts. The city table lists the twelve cities with the most estates.

Knoxville holds the most estates, 163 of the 769, asking a median of $1,549,900. Sevierville follows with 161.

In all, 95 cities, as the listings spell them, have at least one estate. The next four: Lenoir City has 45, Gatlinburg has 44, Pigeon Forge has 31 and Loudon has 27.

The median lot is 49.7 acres in Oneida and 0.1 acres in Pigeon Forge.
