Four new estates listed in East Tennessee since the last edition

The estate band in East Tennessee holds 785 active listings. They ask from $1,000,000 to $4,999,999, with a median of $1,495,000. Estates are 6.3% of the 12,452 active listings in the edition. An estate here is a home asking $1,000,000 or more and under $5,000,000. It is a price band and nothing else.

Four new estates came on the market since the last edition, with a median stated lot of 5.9 acres.

The median asking price among the new estates is $1,650,000, against $1,495,000 for every active estate.

The highest-asking new estate is at 1641 Grand Creek Point, Maryville, TN 37801 in Maryville, asking $3,800,000 on 12.5 acres.

Also new: 2112 Cochran Rd, Maryville, TN 37803 in Maryville, asking $1,900,000, 7307 Hines Valley Rd, Lenoir City, TN 37771 in Lenoir City, asking $1,400,000 and 1639 Rebel Hill Drive, Sevierville, TN 37876 in Sevierville, asking $1,250,000.

The last edition counted 789 active estates. This one counts 785, a difference of 4, fewer.

A new listing is an estate that was not on the market at our last check. An estate that was taken off and listed again can show as new.

The ground tells the estates apart: 382 of the 780 that state a lot sit on under one acre, 49% of them. The median asking price on those lots is $1,399,600.

Knoxville holds the most estates, 179 of the 785, asking a median of $1,580,000. Sevierville follows with 164.

The median estate asks $1,495,000, sits on 1 acre, states 3,913 square feet and was built in 2014, and had been listed 75 days.

Most estates ask $1,000,000 to $1,500,000: 410 of the 785 priced, 52% of them. The median lot in that band is 0.8 acres.

The largest group of estates was built in 2015 or later: 392 of the 785 that state a year, 50% of them. The median asking price in that group is $1,479,500.

Of the 12,452 active listings in the edition, 785 are estates, 6.3% of the market.

Every price on this page is an asking price on an active listing, taken from the MLS listings as of our latest check. An estate here is a home asking $1,000,000 or more and under $5,000,000. It is a price band and nothing else. Lot size, year built, levels and garage spaces are what each listing states. Five estates state no lot size and are left out of every acreage figure.
