1263 Ski View Drive

Notes from the listing agent

This one-of-a-kind Smoky Mountain cabin is the rare turnkey investment opportunity buyers have been waiting for. Featuring six bedrooms, seven bathrooms, breathtaking views overlooking Great Smoky Mountains National Park, no HOA fees, an established rental history, future reservations already on the calendar, and Airbnb Luxe status--the highest level of recognition available on Airbnb--this property checks every box for a serious short-term rental investor. Completely remodeled after the current owner purchased it, the cabin beautifully blends authentic mountain charm with the elevated finishes and guest experience expected from a luxury vacation rental. Imagine relaxing beside the outdoor gas fire pit while taking in the incredible Smoky Mountain views and watching the Ober Mountain aerial tramway glide past the deck. This is the classic Ski Mountain cabin guests hope to find, paired with the comfort, quality, and amenities today's luxury travelers demand. The property generated approximately $246,000 in gross rental revenue in 2025 and is already positioned for continued success. It comes fully furnished and truly turnkey, allowing the new owner to close and move forward with existing future bookings rather than starting from scratch. The current luxury-focused property management company is already in place and has helped this cabin achieve Airbnb Luxe status. The buyer will be required to remain with the current management company for at least 90 days after closing, with the option to continue afterward. With its proven performance and established luxury positioning, maintaining that successful management relationship could help protect the cabin's momentum, guest experience, and future revenue potential. For investors completing a 1031 exchange or exploring the potential benefits of cost segregation and 100% bonus depreciation, this income-producing Smoky Mountain property deserves serious consideration. The management company can discuss its operational structure and owner-involvement options, while buyers should consult their own qualified CPA or tax advisor to determine eligibility and satisfy all applicable tax requirements. Opportunities like this are difficult to find: six bedrooms, seven bathrooms, panoramic national park views, no HOA fees, a complete remodel, proven rental income, established luxury management, future bookings, and Airbnb Luxe status--all wrapped into one exceptional Gatlinburg investment property. If you have been waiting for a turnkey Smoky Mountain cabin for sale with the location, views, revenue history, and luxury guest appeal needed to compete at a high level, you may have finally found the one.
