Text Message Policy
What you would get if you say yes to texts from us, and how to make them stop. Last updated: August 23, 2026.
We are not texting anyone yet. This policy is published in advance so that the rules exist before the first message does, and so you can read them before you decide. Nothing on this site asks for your mobile number for texting today. When the program starts, this page is the program.
1. What the program will be
Messages about something you asked for: a reply to your question, a showing time, a document that needs your signature, an alert about a place you told us to watch. If you separately ask for it, occasional news about a market you follow. Nothing else.
2. How you opt in
By ticking a text-message consent box and giving us your mobile number. The box is never ticked for you, and agreeing to texts is never a condition of asking a question, making an account, buying anything, or being represented by us. You can work with us for a year and never receive a text.
We keep a record of each consent — the date, the number, and the exact wording you agreed to — so that what you agreed to is a matter of record rather than of memory.
3. If another agent already represents you
If you have an exclusive agreement with another broker, we will not text you to try to win your business. Article 16 of the REALTOR® Code of Ethics forbids REALTORS® from interfering with another broker's exclusive relationship with a client, and a text message is not an exception to it. Tell us you are represented and we will stop — and we would rather you told us before we ever ask.
4. How often, and what it costs
Message frequency varies with what you are doing. Someone with a showing on the calendar hears from us more than someone browsing. Market news, if you asked for it, no more than a few times a month.
Message and data rates may apply — those are charged by your mobile carrier under your own plan. We never charge you for a text.
5. How to stop, and how to get help
Reply STOP to any message and we stop texting that number. You will get one confirmation that you are unsubscribed and nothing after it. Reply HELP for help, or reach a person at Shawn@ShawnWilmoth.com or (865) 444-2400.
Opting out of texts never changes how we treat you or what we will do for you.
6. Your mobile number is never shared
Mobile numbers and text-message consent collected here are never sold, rented or shared with any third party or affiliate for marketing or promotional purposes — not ever. Every category of sharing described in our Privacy Policy excludes text-messaging opt-in data and consent. The only company that will ever handle your number is the messaging carrier that physically delivers the message to your phone.
7. What we will not text you
- Anything that pressures you toward a decision on a clock we made up.
- A property suggestion based on anything but what you told us you want. We match on what a place is and where it is, never on who we assume you are — Fair Housing, and Article 10 of the Code of Ethics.
- An advertisement dressed as a personal message. Article 12 requires a true picture; if a message is an ad it will say so.
8. Carriers and delivery
Mobile carriers are not liable for delayed or undelivered messages, and delivery depends on your carrier and your device. We cannot guarantee every message arrives, so we will never rely on a text alone for anything that matters to your transaction.
9. Changes
If we change this program we will post the updated policy here and change the date at the top.
