Water Desk

Water Desk: lakefront, lake view, lake access and riverfront, in plain words

Homes can all say "lake" in the listing and mean different things. This page sorts them by what the MLS records, shows who runs the water where a source has been checked, and lets you follow new ones.

Counts as of Oct 30, 5:57 AM EDT, active homes in our stored MLS mirror. Asking prices only.

Homes the listing tags as each kind, active listings in our stored MLS mirror. A home can sit in more than one group, so the bars do not add up to a total. Asking prices of active listings, never sale prices; a median needs three priced homes.

Lakefront

268
Frontage type: Lakefront

The lot touches the water. Who owns the shoreline strip still varies, so a dock is not automatic.

Lake view

464
View: Lake (includes seasonal)

You can see water from the home. No water rights, no shoreline.

Lake or water access

232
Lot feature: Lake/Water Access

Often a community ramp or shared dock. This list leaves out homes already counted as lakefront, so no home is counted twice here.

Riverfront

104
Lot feature: River

The feed has no separate frontage value for rivers, so this is the closest field. Some creek homes may be tagged River.

Creek and pond

553
Lot feature: Creek or Pond

A creek or a pond on or beside the lot. These are not lake homes, so no TVA or Corps rule is said here.

Each count is homes the listing tags as that kind. A kind reads "Not tagged in this feed yet" when none of our stored homes carries a field it needs; it is never guessed. Open any kind to see the homes behind its number.

Who runs the lake

The agency that controls the water decides dock rules, shoreline limits and who you ask. A row is shown only once its source has been opened and dated.

The rules table for docks and shorelines is held for a broker or attorney read, so this page quotes no rule yet.

Docks

What the listing can show

  • Dock listed as a feature: 224 homes
  • Boat ramp: 0 homes
  • Boat house: Not tagged in this feed yet
  • Man-made lake: 34 homes

Water alerts

Pick one thing to follow and we email you when a matching home lists or changes price. It is the same shared subscription as every other alert on the site: one email, a confirm link first, and one click to stop. Asking prices only; each home shows its listing courtesy line.

Re-priced homes are always included. "Lake rule changes" waits for rows we can verify.

A lake name cannot be matched yet: the MLS has no lake-name field, so the area is a ZIP code.

What the feed cannot tell you

Lake name is not a field. The MLS has no lake-name field, so each lake card says "Lake: not confirmed". Matching a home to a named lake waits for a subdivision list or map layer we can name.
Rivers have no frontage field. Riverfront rests on one lot feature, so some creek homes may be tagged River.
Agent-ticked boxes. Waterfront, dock and view tags are what the listing agent entered. We quote them and never grade them.
