Every price on this page is an asking price on an active listing, taken from the MLS feed and our own copy of it as of this edition. An estate here is a home asking $1,000,000 or more and under $5,000,000. It is a price band and nothing else. Lot size, year built, levels and garage spaces are what each listing states. Five estates state no lot size and are left out of every acreage figure. A median needs three estates or it is left out.
Each row of the lot-size and city tables below opens the estates behind it, so a count can be checked against the listings it counts. The city table lists the twelve cities with the most estates.
This page leaves a lot out on purpose. It does not read remarks, finishes or amenities, and it says nothing about who an estate is for. What it can do is count the listings, size them by stated lot and floor area and show where each one is.
The cards under the chart show the newest estates first. The search above them looks through every active listing, so an estate that is not among the cards can still be found by city, price or size.
Knoxville holds the most estates, 185 of the 809, asking a median of $1,583,650. Sevierville follows with 162.
In all, 96 cities, as the listings spell them, have at least one estate. The next four: Lenoir City has 47, Gatlinburg has 43, Pigeon Forge has 31 and Loudon has 28.
The median lot is 54.6 acres in Madisonville and 0.1 acres in Pigeon Forge.
Among cities with three or more estates, the median asking price is highest in Lenoir City, at $2,145,000, and lowest in Corryton, at $1,162,450.
The city is whatever the listing says it is. A different spelling of the same city is counted under its own spelling, so the counts are of the names as listed.
Lot size separates the estates most: 394 of the 804 that state one sit on under one acre, 49% of them, asking a median of $1,399,800.
