Compliance review and your closing date

A THDA loan has one more check than many loans, and it belongs in your timeline.

In plain words: a general explanation, not a rule sheet. THDA's own pages decide.

What it is

After you apply, your loan file is checked against THDA's program rules before you close. That check is the compliance review.

What it means for the closing date

It is one more step between "under contract" and closing. Ask your lender how long their review step takes and when they send your file, and set the closing date in your contract with that in mind.

Help it go smoothly

Send every paper your lender asks for early. A missing paper stops the clock for everyone, and your real estate agent can help you keep a list.

What this page holds back

Any figure marked "As of" was checked at thda.org on that day. The price limit, the county income limits and other amounts are not printed here until a person has checked them. They change, and they depend on your county and household.

Limits vary by county and change. Ask a THDA-approved lender. THDA's own limits page.
