Which new homes in East Tennessee can a buyer tour today? The year-built read
Of the 850 new-construction listings, 173 carry a year built before 2026, so this page counts them as move-in ready.
The MLS marks 850 active listings in East Tennessee as new construction. Every one shows an asking price, from $64,900 to $8,500,000, and the median asking price is $503,987. The median listing has been on the market 72 days.
Of the 849 new-construction listings that state a year built, 173 carry a year built before 2026, 20% of them. This page counts those as move-in ready.
The move-in ready group asks a median $499,900, against $514,950 for the still being built or just finished group, a difference of $15,050. Both are asking prices on active listings.
The median move-in ready listing has been on the market 122 days. The median still being built or just finished listing has been on the market 65. Resale homes in the same places have been listed a median 61.
Where a size is given, the move-in ready group asks a median $261 per square foot, and the still being built or just finished group asks $258.
One new-construction listing states no usable year built, and it is left out of this split but kept in every other count.
The MLS feed marks a listing as new construction, and that is all it says about the build. It carries no construction status and no expected completion date, and this page never reads a listing's remarks for one. So the split here is by year built and days on market, nothing more. A home with a year built before 2026 is counted as move-in ready. A home with a year built of 2026 or 2027 is counted as still being built or just finished. That is a reading of two fields, and a home's own page is the place to confirm what stage it is in.
The biggest price band is $800k+, with 185 of the 850 priced new-construction listings, 22% of them.
Six bands hold at least one home. The others: Under $300k holds 87, $300–400k holds 173, $400–500k holds 161 and $500–650k holds 130.
The lowest band with a median asks $279,000, and the highest asks $1,150,000. The lowest single asking price on the page is $64,900.
Days on market differ by band. The median listing in $500–650k has been up 59 days, and the median listing in $400–500k 83.
A band is a range of asking prices and nothing else. It says what a listing asks, not who a home is for.

Among cities with three or more listings, the median listing in Rockwood has been on the market 12 days. In Harrogate it is 305.
The city is whatever the listing says it is. The feed does not name a county on these listings, so the page does not either.
