The East Tennessee estates by year built

The largest group of estates was built in 2015 or later, 379 of the 770 that state a year, and the median was built in 2014.

The estate band in East Tennessee holds 770 active listings. They ask from $1,000,000 to $4,999,999, with a median of $1,482,500. Estates are 6.2% of the 12,373 active listings in the edition. An estate here is a home asking $1,000,000 or more and under $5,000,000. It is a price band and nothing else.

The largest group of estates was built in 2015 or later: 379 of the 770 that state a year, 49% of them. The median asking price in that group is $1,449,000.

The median estate was built in 2014.

The oldest was built in 1833, at 129/131 Elizabeth, Athens, TN 37303 in Athens. The newest was built in 2027, at 103 Driftwood Lane, Lenoir City, TN 37772 in Lenoir City.

Four year-built bands hold an estate. The others: before 1990 has 122, from 1990 to 2004 has 142 and from 2005 to 2014 has 127.

Estates built before 1990 ask a median $1,500,000, and those built from 1990 to 2004 ask $1,437,250.

Year built is what the listing states. It says when the house was built, not how it has been kept.

The ground tells the estates apart: 366 of the 765 that state a lot sit on under one acre, 48% of them. The median asking price on those lots is $1,394,500.

Knoxville holds the most estates, 166 of the 770, asking a median of $1,549,950. Sevierville follows with 160.

Most estates ask $1,000,000 to $1,500,000: 406 of the 770 priced, 53% of them. The median lot in that band is 0.8 acres.

One new estate came on the market since the last edition.

Of the 12,373 active listings in the edition, 770 are estates, 6.2% of the market.

Every price on this page is an asking price on an active listing, taken from the MLS listings as of our latest check. An estate here is a home asking $1,000,000 or more and under $5,000,000. It is a price band and nothing else. Lot size, year built, levels and garage spaces are what each listing states. Five estates state no lot size and are left out of every acreage figure. A median needs three estates or it is left out.

Each row of the lot-size and city tables below opens the estates behind it, so a count can be checked against the listings it counts. The city table lists the twelve cities with the most estates.

This page leaves a lot out on purpose. It does not read remarks, finishes or amenities, and it says nothing about who an estate is for. What it can do is count the listings, size them by stated lot and floor area and show where each one is.

The cards under the chart show the newest estates first. The search above them looks through every active listing, so an estate that is not among the cards can still be found by city, price or size.

Knoxville holds the most estates, 166 of the 770, asking a median of $1,549,950. Sevierville follows with 160.

In all, 95 cities, as the listings spell them, have at least one estate. The next four: Lenoir City has 45, Gatlinburg has 41, Pigeon Forge has 31 and Loudon has 27.

The median lot is 49.7 acres in Oneida and 0.1 acres in Pigeon Forge.

Lot size separates the estates most: 366 of the 765 that state one sit on under one acre, 48% of them, asking a median of $1,394,500.
