How many new homes in East Tennessee are still going up? The year-built read

Of the 833 new-construction listings, 679 carry a year built of 2026 or 2027, so this page counts them as still being built or just finished.

In East Tennessee, 833 active listings carry the MLS's own new-construction marker. Every one shows an asking price, from $64,900 to $8,500,000, and the median asking price is $500,000. The median listing has been on the market 69 days.

Of the 832 new-construction listings that state a year built, 679 carry a year built of 2026 or 2027, 82% of them. This page counts those as still being built or just finished.

The still being built or just finished group asks a median $519,900, against $455,000 for the move-in ready group, a difference of $64,900. Both are asking prices on active listings.

The median still being built or just finished listing has been on the market 67 days. The median move-in ready listing has been on the market 96. Resale homes in the same places have been listed a median 62.

Where a size is given, the still being built or just finished group asks a median $260 per square foot, and the move-in ready group asks $249.

One new-construction listing states no usable year built, and it is left out of this split but kept in every other count.

The MLS marks a listing as new construction, and that is all it says about the build. It gives no construction status and no expected completion date, and this page never reads a listing's remarks for one. So the split here is by year built and days on market, nothing more. A home with a year built before 2026 is counted as move-in ready. A home with a year built of 2026 or 2027 is counted as still being built or just finished. That is a reading of two fields, and a home's own page is the place to confirm what stage it is in.

The most listings sit in the band $800k+, with 171 of the 833 priced new-construction listings, 21% of them.

Six bands hold at least one home. The others: Under $300k holds 89, $300–400k holds 169, $400–500k holds 157 and $500–650k holds 136.

The lowest band with a median asks $279,900, and the highest asks $1,099,900. The lowest single asking price on the page is $64,900.

Days on market differ by band. The median listing in $500–650k has been up 60 days, and the median listing in $400–500k 83.

A band is a range of asking prices and nothing else. It says what a listing asks, not who a home is for.

Knoxville has the most new-construction listings, 274 of the 833, with the lowest asking price at $264,900. Lenoir City comes next with 56.

In all, 83 cities, as the listings spell them, have at least one. The next four: Sevierville has 54, Crossville has 51, Loudon has 40 and Maryville has 32.

The median asking price in Knoxville is $513,937. In Lenoir City it is $714,331, a difference of $200,394.

Among cities with three or more listings, the median listing in Rockwood has been on the market 16 days. In Harrogate it is 308.

The city is whatever the listing says it is. The MLS does not name a county on these listings, so the page does not either.

Of the 832 new-construction listings that state a year built, 153 carry a year built before 2026, 18% of them. This page counts those as move-in ready.

The biggest price band is $800k+, with 171 of the 833 priced new-construction listings, 21% of them.
