Asking price per square foot across the East Tennessee estates

The median asking price per square foot is $400, among 790 estates that state both a price and a floor area.

The estate band in East Tennessee holds 790 active listings. They ask from $1,000,000 to $4,999,999, with a median of $1,492,500. Estates are 6.3% of the 12,497 active listings in the edition. An estate here is a home asking $1,000,000 or more and under $5,000,000. It is a price band and nothing else.

Across 790 estates that state a price and a size, the median asking price per square foot is $400.

Among cities with three or more such estates, the figure is highest in Cosby, at $757, and lowest in Seymour, at $270.

By floor area it runs from $321 in the 5,000+ sq ft band to $546 in the under 3,000 sq ft band.

By asking price it runs from $352 in the $1–1.5M band to $595 in the $3M and up band.

For every active home listing in the edition the median is $236, so the estate median is $164 above it.

Asking price per square foot is a rough yardstick. It is an asking price over a stated floor area and says nothing about land, condition or finish.

Floor area is led by the 3,000–3,999 sq ft band: 234 of the 790 estates that state a size, 30% of them. The median asking price there is $1,299,965.

The ground tells the estates apart: 388 of the 785 that state a lot sit on under one acre, 49% of them. The median asking price on those lots is $1,399,600.

Knoxville holds the most estates, 182 of the 790, asking a median of $1,562,500. Sevierville follows with 164.

Most estates ask $1,000,000 to $1,500,000: 413 of the 790 priced, 52% of them. The median lot in that band is 0.8 acres.

Thirty-seven new estates came on the market since the last edition, with a median stated lot of 0.6 acres.

Of the 12,497 active listings in the edition, 790 are estates, 6.3% of the market.

Every price on this page is an asking price on an active listing, taken from the MLS listings as of our latest check. An estate here is a home asking $1,000,000 or more and under $5,000,000. It is a price band and nothing else. Lot size, year built, levels and garage spaces are what each listing states. Five estates state no lot size and are left out of every acreage figure. A median needs three estates or it is left out.

Each row of the lot-size and city tables below opens the estates behind it, so a count can be checked against the listings it counts. The city table lists the twelve cities with the most estates.

This page leaves a lot out on purpose. It does not read remarks, finishes or amenities, and it says nothing about who an estate is for. What it can do is count the listings, size them by stated lot and floor area and show where each one is.

The cards under the chart show the newest estates first. The search above them looks through every active listing, so an estate that is not among the cards can still be found by city, price or size.

Knoxville holds the most estates, 182 of the 790, asking a median of $1,562,500. Sevierville follows with 164.

In all, 94 cities, as the listings spell them, have at least one estate. The next four: Gatlinburg has 46, Lenoir City has 43, Pigeon Forge has 30 and Loudon has 29.

Lot size separates the estates most: 388 of the 785 that state one sit on under one acre, 49% of them, asking a median of $1,399,600.
