What could a starter home cost each month in East Tennessee? The monthly figure behind the asking price

At the median asking price of $239,000, a 30-year fixed loan could potentially cost around $1,950 a month, with the rate, its date and every assumption shown.

In East Tennessee, 1,850 active homes are in the starter band. The median asking price is $239,000, and the median home states 1,064 square feet. Starter homes are 14.9% of the 12,427 active listings in the edition. A starter home here is a home that states under 1,200 square feet or asks under $250,000.

The median starter home asks $239,000, and a 30-year fixed loan for that whole amount could potentially cost around $1,950 a month, tax and insurance included.

The rate used is 7.68%. It is the Freddie Mac Primary Mortgage Market Survey, 30-year fixed average of 7.18% for the week of 11/05/26, plus 0.5 point as a cushion.

At a stricter cushion of one point the rate is 8.18%, and the same median ask could potentially cost around $2,030 a month.

Property tax and insurance are assumed at 1.25% of the price a year. No down payment, no mortgage insurance, no association dues and no costs at settlement are assumed, and each figure is rounded to the nearest ten dollars.

The lowest asking price on the page, $19,900, could potentially cost around $160 a month on the same terms.

The median asking price among the new starter homes is $220,965, which could potentially cost around $1,800 a month.

By asking-price band, the figure at the median ask runs from around $640 a month in the Under $100k band to around $2,690 in the $250k and up band.

Credit, income, savings for a down payment and a lender's approval decide what anyone can borrow, and rates change every week. This is an illustration of arithmetic, not an offer of credit, a rate quote or advice, and it says nothing about who should rent or own.

The most starter homes ask $250,000 and up: 722 of the 1,821 priced homes, 40% of them. The median home in that band states 1,024 square feet.

More starter homes state 1,000 to 1,199 square feet: 633 of the 1,848 that state a size, 34% of them. The median asking price there is $280,000.

The median starter home asks $239,000, states 1,064 square feet and was built in 1985, and had been listed 63 days.

Thirty-two new starter homes came on the market since the last edition, with a median stated size of 991 square feet.

Of the 12,427 active listings in the edition, 1,850 are starter homes, 14.9% of the market.

Every price on this page is an asking price on an active listing, taken from the MLS listings as of our latest check. A starter home here is a home that states under 1,200 square feet or asks under $250,000. A small home that asks more and a larger home that asks less are both counted. Asking price per square foot is a listing's asking price divided by its stated size, so it is an asking figure and nothing more. Two homes state no size and are left out of every size figure. A median needs three homes or it is left out.

Each row of the size and city tables below opens the homes behind it, so a count can be checked against the homes it counts. The city table lists the twelve cities with the most starter homes.

This page leaves a lot out on purpose. It does not read remarks or condition, and it says nothing about who a home is for or where anyone should look. What it can do is count the homes, size them by stated square feet and show where each one is.

The most starter homes state 1,000 to 1,199 square feet: 633 of the 1,848 that state a size, 34% of them, with a median asking price of $280,000.
