Credit, income and property rules
Three things a lender checks for a THDA loan: your credit, your household's income and the home itself. Here is what each one means in plain words.
640 is the minimum credit score THDA publishes. As of 10-28-2026.
The six checks
THDA's checklist has six parts. The price and income parts depend on your county; a lender confirms all six.

Credit
THDA publishes a minimum credit score, shown below. A lender looks at the rest of your credit file too, so the score is a starting point and not the whole answer.
Income
There is a limit on household income, and it depends on the county and on how many people live in the household. The limits change, so a lender gives you the current figure for your county.
The home
There is a limit on the price, which also depends on the county, and the home has to be one you will live in. Some kinds of home, such as new construction, more than one unit or a manufactured home, follow their own rules.
Where the county figures are
The county income and price limits are on THDA's own site, and they are not copied here until a person has checked them against THDA's limits page. The targeted areas page lists the counties THDA marks as targeted.
What this rests on
Each line below was read at thda.org on the date shown.
- THDA's minimum credit score is 640. As of 10-28-2026.
- Income and purchase price limits depend on the county and the size of the household. As of 10-28-2026.
What this page holds back
Any figure marked "As of" was checked at thda.org on that day. The price limit, the county income limits and other amounts are not printed here until a person has checked them. They change, and they depend on your county and household.
Limits vary by county and change. Ask a THDA-approved lender. THDA's own limits page.
