Lot sizes of the East Tennessee estates, band by band

The estate band in East Tennessee holds 804 active listings. They ask from $1,000,000 to $4,999,000, with a median of $1,487,500. Estates are 6.4% of the 12,648 active listings in the edition. An estate here is a home asking $1,000,000 or more and under $5,000,000. It is a price band and nothing else.

The ground tells the estates apart: 393 of the 799 that state a lot sit on under one acre, 49% of them. The median asking price on those lots is $1,399,000.

The median estate lot is 1 acre, and the lots together state 9,218.9 acres.

Five lot-size bands hold an estate. The others: one to three acres has 151, three to five acres has 48, five to ten acres has 57 and ten acres or more has 150.

Two hundred seven estates state five acres or more, 8,633.3 acres between them.

The largest lot stated is 630 acres, at 745 Ronald Holt Lane, Tazewell, TN 37879 in Tazewell, asking $4,860,000.

The median asking price runs from $1,399,000 on under one acre to $1,697,450 on ten acres or more.

A lot size is what the listing states. It does not say how much of the ground is level, wooded or open.

Knoxville holds the most estates, 187 of the 804, asking a median of $1,575,000. Sevierville follows with 154.

Most estates ask $1,000,000 to $1,500,000: 426 of the 804 priced, 53% of them. The median lot in that band is 0.8 acres.

The median estate asks $1,487,500, sits on 1 acre, states 3,893 square feet and was built in 2014, and had been listed 80 days.

Nine new estates came on the market since the last edition, with a median stated lot of 0.3 acres.

Of the 12,648 active listings in the edition, 804 are estates, 6.4% of the market.

Every price on this page is an asking price on an active listing, taken from the MLS feed and our own copy of it as of this edition. An estate here is a home asking $1,000,000 or more and under $5,000,000. It is a price band and nothing else. Lot size, year built, levels and garage spaces are what each listing states. Five estates state no lot size and are left out of every acreage figure. A median needs three estates or it is left out.
